The Setup
In the last 30 days, TheMLS data shows 60 Highland Park records: 44 active listings and 16 sold listings. Active inventory is not scarce, but the sold data still shows buyers moving quickly when the property gives them a reason.
The median active list price was about $1.10 million. The median sold price was about $1.21 million. Median sold price per square foot landed near $848, while active listings were asking a similar median of about $841 per square foot.
The data suggests pricing is not wildly out of line on paper, but buyers are still making sharp distinctions. The home has to explain itself.
Demand is not gone. It is just less willing to do the seller's homework.
Active Market

The 16 sold records had a median sale price near $1.21 million and a median market time of 21.5 days. That is not a sleepy market. It is a market with standards.
Stale Inventory
16 active listings had more than 60 days on market, including 8 over 90 days. When a Highland Park home lingers, the issue is usually the whole package: price, condition, presentation, layout, or location.
Over Asking
Of the 16 sold listings, 8 sold over asking, 2 sold at asking, and 6 sold below asking. The over-asking group averaged about 8.4% above list, or about $85,400 per sale, while the below-asking group averaged about 3.7% below list, or about $47,400 per sale.
The largest premium was 225 N Avenue 49, which listed at $849,000 and sold for $1,125,000 - a $276,000 jump and 132.51% of list after 12 days on market. That kind of result usually means the list price created oxygen for competition.
1835 N Avenue 55 sold $137,340 over asking in 12 days, and 201 N Avenue 52 sold $135,750 over asking in 16 days. The pattern is simple: when buyers can understand the value quickly, they can move quickly.
Fast Movers
The fastest meaningful open-market sales clustered around the first three weeks. 225 N Avenue 49, 1835 N Avenue 55, and 5403 Stratford Rd all sold in 12 days. 201 N Avenue 52 sold in 16 days, and 633 Milo Ter sold in 19 days.
The common thread was not one feature. It was clarity. Character, views, updated interiors, outdoor living, useful space, or a compelling price can all work. The weak strategy is making buyers dig around to discover why they should care.
For Buyers
Buyers should watch the listings sitting past 60 days. Some will have real problems. Others may simply have price fatigue, awkward presentation, or a seller who has not yet adjusted to the current market.
The warning is that strong homes can still move before a buyer has finished thinking about them. If a property has the right condition, setting, and price, waiting for a discount may be wishful arithmetic.
For Sellers
Sellers should not confuse inventory with defeat. Highland Park buyers are still paying for homes that make sense. But the listing has to lead with the thing buyers cannot easily replace: architecture, view, lot, privacy, outdoor living, flexible space, or a genuinely improved interior.
Pricing is the lever. Price as if the bidding war has already happened and buyers may move on. Price close enough to reality, and the right property can still create urgency.
